Alden Place At Cornwall in Cornwall Borough/West Cornwall Township, Lebanon, Pennsylvania

This planned 55 and older residential community includes multiple phases that has 448 residential lots on 220 acres. The area includes a pond and entrance fountain, along with a guard house and community building. The boulevard roadways and 112 acres of passive and active common spaces, including pedestrian and bike paths, in addition to site rails. The community was designed to enable activities such as: boating, fishing, and walking, thanks to the advanced stormwater management system.

Brookshire Retirement Community of Penn Township, Lancaster, Pennsylvania

This age qualified community includes 230 single family and duplex residential lots. Our team handled everything, including designing and engineering: roadways, lots, utility infrastructure, community center, multiple lakes, and a gatehouse. The community was designed to appear self-contained, including a limited visibility roadway next to farmland. Approval was obtained to allow cluster development in this township.

The Gables At Jackson in Jackson Township, Lebanon, Pennsylvania

This subdivision incorporated 271 residential lots, of which 92 are single family homes and 179 are townhouses. The design incorporates alleys to the rear of the townhouse units to access rear-load garages so that the street frontage offers a comfortable pedestrian scale and ready access to 12 acres of open space over three open lots. Local floodplain topography required a detailed floodplain analysis, PADEP permits, and two off-site water line extension, in addition to the two water detention/BMP basins.

Mountain Meadows of Tulpehocken Township, Berks, Pennsylvania

The 97-acre residential subdivision includes 117 single family lots ranging in from 1/3 of an acre to over two acres. Due to multiple wetland areas, floodplains, and steep slopes, the design required 23 acres of open space. We developed the public infrastructure needed, including: widening State Route 501, constructing a sewage pumping station, and installing a dry water line.


Village In Paradise of Paradise Township, Lancaster, Pennsylvania

This 27-acre subdivision on Black Horse Road in Paradise Township includes 33 single-family homes and 28 duplex units. Our team worked with the adjacent property owner to obtain the necessary easements and approvals for the proposed off-site stormwater conveyance systems along with preparing a floodplain analysis to determine both on and off-site floodplain limits. We designed infrastructure improvements (enlarging existing roadways, sanitary sewer replacement,) and installed stormwater conveyance systems that incorporated:

• Multiple Bioretention Areas
• Rain Gardens
• Sediment Forebays
• Level Spreaders with Grassed Swales
• Check Damns and Infiltration Trenches



North Gate At Alden Place of Cornwall Borough, Lebanon, PA

Our team designed the 60 lot single-family residential community adjacent to the age restricted Alden Place at Cornwall community. Access can be had from Alden Place and State Route 419. We handled all development plans and engineering for this community, including utility infrastructure. All landscape screening and mounds are designed to ensure privacy, while preserving local biodiversity.
