Clear Water Pond and Aquatics Space View

Clear Water Pond and Aquatics of Brecknock Township, Lancaster, Pennsylvania

Pioneer performed the site design and engineering for the 20,000 sq. ft. facility, including incorporating an additional 11,815 sq. ft. of future expansions. The client requested to handle a portion of the project themselves, which incorporated stormwater management and serves as a focal point of the client's aquatic field.

The Challenge

This project required the utilization of retaining walls that that maintained the aesthetic appearances of the property, its elevation differences, and proximity to a flood plain. The system incorporated an advanced infiltration system below the parking lot. We had to handle everything from zoning, DEP and PennDOT approvals, and both Township and County land development and landscape design plan approvals.


Twin Creeks Business Center of Jonestown Borough, Lebanon, Pennsylvania

We provided complete design and engineering services for the building and land for this two building 12,500 sq. ft. "L" shaped shopping center. Challenges included incorporating emergency access on all sides, providing screening for residential development, and handling stormwater runoff exasperated by elevation differences.

Boulder Hill Commercial Subdivision of Brecknock Township, Lancaster, PA

Our team handled obtaining all the necessary approvals for the subdivision and land development phases of the project, and all site design and engineering for the 16 acre, five-lot commercial subdivision. The client, an excavation business, expressed the importance of value engineering at the onset and worked with us to create an efficient and cost effective plan. Design constraints include off-site drainage, stormwater discharge onto adjacent residential property, floodplains and wetlands, and access/associated improvements to PennDOT roadway and earthworks for existing structures.

Pioneer Corporate Headquarters of Manor Township, Lancaster, Pennsylvania

We managed all aspects of the development of our corporate office, including layout and site improvements. The process involved rezoning an entire block, and site engineering to locate the proposed 8,300 sq. ft. two story building in relation to our existing 2,150 sq. ft. office. Features include a maximized underground stormwater detention facility, enabling maximum parking and building square footage. The design took into account use during construction, future rentals, and the desire for a commanding process along street frontages for both buildings.

Stiegel Valley Self Storage of Penn Township, Lancaster, Pennsylvania

This former farmette consisted of an old farm house and associated buildings, and was transformed into a self-storage facility. The transformation process had to handle issues surrounding building elevations and existing concrete infrastructure, in addition to needing improved vehicle access. Retaining walls and a grading scheme, in addition to improved stormwater management, insured the project's success. The farm house was renovated and turned into the office.

Alden Place

Alden Place Community Building of Cornwall Borough/West Cornwall Township, Lebanon, Pennsylvania

PIONEER MANAGMENT, LLC's staff prepared the land development plans, provided agency coordination, and obtained all agency approvals for the Alden Place Community Building. This center is a part of Alden Place at Cornwall's age restricted community, also designed by us. The building is 16,675 sq. ft. and overlooks the lake and pedestrian trails, and incorporated parking, delivery areas, and a drop off canopy. Features include:
